How Soon Can A Bathroom Remodel Start?

The honest answer for Austin, TX is that the start date is set by four things, and only one of them is the contractor's calendar. Here is what each one is, which permit path your bathroom falls under, and what you can do this week to shorten the gap.

A bathroom remodel in Austin, TX starts when four things line up: the site visit and written scope, the material selections and their delivery, the City of Austin permit, and an open slot on the crew's schedule. The contractor's calendar is only the last of those. If you are asking which contractor can start this month, the more useful question is what you can settle this week so that whoever you hire can start sooner.

The site visit sets the scope, and the scope sets everything else

Nothing gets scheduled from a phone description. At Alpha Construction the first step is a consultation and estimate: we listen, walk the space and give you a clear scope. On a bathroom that means deciding, in writing, whether it is a walk-in shower with waterproofing and glass, a tub-to-shower conversion, a new vanity and countertop, tile on the floor and the shower surround, new fixtures and hardware, and what happens to lighting and ventilation. Our bathroom remodeling page lists that scope.

The Federal Trade Commission's advice on hiring a contractor is that a written estimate should include a description of the work to be done, the materials, a completion date and the price. Get that from anyone you consider. The scope is also what decides the permit path below, so it has to exist before anyone can say when work begins.

Selections are usually the long pole

The vanity, the tile, the fixtures and the shower glass have to be chosen, ordered and delivered before demolition makes any sense, because tearing out a working bathroom and then waiting on a countertop leaves the household without a bathroom for no reason. The FTC's Hiring a Contractor guide says the contract should carry a detailed list of all materials with each product's color, model, size and brand, and if some materials will be chosen later, who is responsible for choosing each item and how much is budgeted for it, which is the allowance.

We lock finishes, fixtures and hardware in before the build starts, which is why a homeowner who arrives at the site visit with the tile picked and the vanity size known shortens the gap more than anything the contractor can do. Changes after that point go through a change order, which the FTC describes as a written authorization to make a change or addition to the work in the original contract that can affect the cost and the schedule.

Which City of Austin permit your bathroom needs

A bathroom remodel inside the City of Austin that keeps its layout falls under a Residential Express Building Permit. The City's Express Permits page lists bathroom remodels and tub-to-shower conversions as eligible, with a condition: only the tub, shower or sink surround drywall can be removed, walls cannot be relocated or removed, and plumbing fixtures cannot be relocated or added. The City states that the turnaround to issue most Express Permits is one business day, and that the timeframe may differ in a floodplain or historic district.

If the plan moves a wall, moves the toilet or adds a second sink, the job is no longer express. The City's Types of Permits page says an interior remodel permit is required whenever structural components change or plumbing fixtures are new or relocated, and the Express Permits page says that when the scope exceeds express qualifications a new residential building permit application and its fees are required. That path includes plan review before the permit can be activated, so a layout change adds review time that a like-for-like remodel does not.

  • Same layout, new finishes, tub-to-shower conversion: express permit path
  • Wall moved or removed, fixture added or relocated: interior remodel permit with plan review
  • Either way, a registered general contractor must be assigned to the permit before it is activated

Only a registered general contractor, or a homeowner acting as one after registering, can pay for and activate a building permit in Austin. The electrician and plumber on the job each need their state trade license and City registration as well. A contractor who tells you to pull your own permit is telling you something about how the job will run.

Crew scheduling, and why a start date should be in the contract

Once the scope is signed, the materials have a delivery date and the permit is issued, the job goes on the schedule. The FTC says the contract should carry an estimated start and completion date, and that payments should be contingent on completion of defined amounts of work rather than paid up front. Ask for both. A written start date you can hold someone to is worth more than a verbal promise of this month.

We do not promise a start date before the site visit, and we do not promise a finish date on this page. What we do promise is on every page of this site: calls returned within two hours during business hours, every project photo-documented start to finish, and no surprise costs after the scope is agreed.

What you can do this week to start sooner

Decide whether the layout stays. Measure the vanity wall and the shower opening. Pick a tile and a countertop you would be happy with, and note the model of any fixture you want. Find out when your house was built, since houses built before 1978 bring lead-safe work rules into play. Then book the site visit: with those answers in hand, the scope, the materials list and the permit path can all be settled on the first walkthrough, and the only thing left to set is the day the crew arrives.
